Patrick Coulter is the owner and inspector of Cross County Inspection Services, LLC. I am a licensed Home Inspector through the Maryland Commission of Real Estate Appraiser's and Home Inspectors. Over the past twelve years I have performed over 2,100 inspections on residential and commercial properties and completed over 350 hours of extensive technical training in state approved home inspection programs and have passed the National Home Inspector's Examination. I am a certified member of the InterNational Association of Certified Home Inspectors ("InterNACHI"), which requires that I have met NACHI's strict membership requirements that are designed to ensure that their members provide professional, detailed, ethical and honest services to their clients (see below). I am an MDE Accredited Lead Inspector, hold a Maryland WDI Business Consultant's license for performing "termite" inspections, am a certified Mold Inspector/Testor, and I am certified to perform radon meaurements by NEHA-NRPP.
Hands-on construction experience includes over twenty years of serving as a site manager and laborer on numerous family operated new-construction residential building projects and performing residential renovations on existing homes.

- Have to (within 3 years after joining) complete InterNACHI's Radon Measurement Service Provider course including all quizzes within and pass its final exam.
- Have to (within 3 years after joining) complete InterNACHI's Commercial Inspection course including all quizzes within and pass its final exam.
- Have to (within 3 years after joining) complete InterNACHI's Inspecting Foundation Walls and Piers course including all quizzes and pass its final exam.
- Have to attend at least one chapter meetings or educational seminars every two years (reasonable exceptions apply).
